Building for the Future
White Paper
Establishing “CCA Relocation Fund”
- CCA’s membership has been successful over the years in directing the association to expand its service offerings to the membership. These include the Colorado Cattlemen’s Agricultural Land Trust and Partners for Western Conservation. The Land Trust has grown exponentially, and as “Partners” efforts come online; office space will be even more limited.
- The costs of building repairs (new roof and parking lot re-pave, for starters) or enlarging the existing building to meet needs are restricted by city code or are financially prohibitive; therefore, not a wise investment.
- Despite the existing CCA building no longer being able to meet our needs, it has appreciated in value from its purchase price. Reinvestment of that appreciated value into a new facility will provide for the long-term financial stability of the organization through future appreciated value and direct returns from office space leasing.
- CCA’s current offices are the metropolitan doorway to Colorado’s beef industry and our membership. CCA’s office should serve visitors as an educational and informative hub showcasing the history and future of the beef industry. It should provide adequate meeting space for the association, affiliated organizations and membership to host meetings; as well as become a heritage/interpretation center for the association and the beef industry.
How Can CCA Afford Relocation?
- Rather than borrow money, the CCA Board of Directors has set a goal utilizing a three-tiered approach toward raising an approximate +/- $750,000. These funds will go toward relocating in the first quarter of 2013. The three tiers include:
- Targeted donations from individuals and businesses. Contributions are tax-deductible up to 96%
- Donations from sale of a calf/cow/bull by individual CCA members – also tax-deductible up to 96%
- Affiliate association fundraising efforts. Fremont Cattlemen’s Association has already committed to a $5,000 donation, and challenges all other local associations to match this commitment!
The combination of these three objectives will allow the association’s membership a future ensuring continued conservative fiscal responsibility by CCA.
Benefits of a New CCA Location
- Responsible re-investment of current building’s capitalized value
- Secure a future financial foundation for CCA members by maximizing revenue generation (office space leasing) from outside the association, therefore limiting future cost increases to our membership
- Replacing office and meeting space limitations of our current building with an expanded facility to meet current and future needs
- Enhancement of CCA and Colorado’s beef industry presence through a visible, metropolitan-based, meeting and heritage/interpretation center
